Year of Project: 2004- 2006
Scope of Project: Create the Interior design package, for this new community of 28 villas, as well as provide architectural revisions, construction supervision, art and accessory procurement and installation and purchasing coordination. Las Palmas is a five star residential golf and ocean view community. The client was a private U.S.-based developer.
Special requirements: The property was to be designed as contemporary Mexican beach residences and the developers requested that interiors should reflect the characteristics of what was designed for the Four Seasons Villas…except this was a very different residence site and market.
Design Approach: As this was a commercial venture for a residential community the design schemes, finishes, fabrics, furniture selections and art and accessories became highly important as they had to be selected for ease of repeat purchasing and still have a residential look. While a standardized package, this still needed to allow purchasers to feel as if it were custom designed uniquely for them. Sustainability over the life of the project was important, in terms of purchasing ease.
Conclusion: We worked very closely with the developer, the sales team, the architect and the general contractor to coordinate the interior architectural and design concepts including flooring distribution plans, interior carpentry, electrical, HVAC, elevations, sections and interior details. We also coordinated the following consultants: lighting, systems, kitchen and purchasing. The end result was a very successful interior design package that had an overwhelmingly positive response by the purchasers of all 28 villas sold in the community.
